Quick Overview:  Here are some helpful tips for getting the exterior of your home ready to sell

Tip #1 
Weeding the Lawn
Mow the lawn 1-2 days before applying weed killer. Water the lawn thoroughly. Apply lawn/weed killer. Sprinkle the area lightly with water to hold material and prevent dust from drifting. 1-2 days after application, water lawn thoroughly.

Tip #2
Reseeding the Lawn
Loosen top 2 or 3 inches of soil.
Work seed into soil no more than 1/4" to 1/2". Lightly rake the soil after application of seed & fertilizer.
Cover area lightly with mulch or wheat straw. Water once a day for 30 days. Wait until the grass is at least 3 inches tall and then mow.

Tip #3
Checking for Leaks in the Roof
Inspect all of your ceilings for water marks (brown spots). If you find one, it means there is a leak.
Thoroughly inspect the attic for water marks along ceiling joists (trusses) and look for spots in the insulation. If you find a leak, consult a professional about repairs.

Tip#4
Roof Integrity

Most roofs will last anywhere from 15-20 years. Check the roof shingles. If they look flat and are pliable, the roof is still in good shape. If the ends start to curl or there are areas with broken or missing shingles, you will need some repairs. Use products available on the market or go over the affected area with a second set of shingles. Only in an extreme case should you install a new roof ($1,500-$3,000).

Tip #5
Removing Oil Stains

Sweep away all dirt from the area -- driveway and garage. Pick up a can of grease & oil remover from your local home improvement store ($7) and follow the directions. Be sure to get the exact one you need because some removers work best on concrete and others on asphalt.

Tip #6
Repairing Cracks in the Driveway

Thoroughly sweep and wash away dirt and debris, especially in small cracks. Use crack filler to patch up all holes and cracks. If necessary, you can reseal the driveway yourself for under $60.

Interior Quick Overview
Before you start on the interior, you should remove or mark all personal items on the walls or ceilings that you do not intend to leave with the house.

1.  Entry
Check working order of doorbell and exterior light.
Clear interior entry of all clutter.
Clear and clean front hall closet.
Repaint in a neutral color.
Apply a fresh coat of polyurethane to a hardwood floor.
Replace broken door knobs.
Install new switch and outlet plates.

Examine floor joists (wall to wall supports).
Check structural beams.
Check for mildew odor -- a sign of water damage.

Quick Overview:  Here are some tips for getting the interior of your home ready to sell

Tip #1
Removing a Worn Carpet

Carpet is laid down in two ways -- tacked or glued.
If tacked -- go around the room and pull it off the tack strips, then use a hammer and flat head screwdriver to take the tack strips out. If glued -- pull up the carpet (the backing should be strong enough to withstand it) and scrape the glue off. If necessary, apply some adhesive remover with a paint brush. This softens the glue and makes it easier to scrape off.

Tip #2
Painting the Ceiling

A clean or freshly painted ceiling brightens any room. First put masking tape along the upper edge of all the walls, lay down a drop cloth and then use a brush to paint the edges on the ceiling where ceiling and wall meet. Use a 4-foot extension on your roller and go along the outer edges first. If your ceiling is stippled, use a 3/4 inch matted roller. This way you only have to go over it once.

Tip #3
Repairing a Broken Drawer

Take the drawer out of the cabinet and find out exactly what the problem is. It could be broken or missing hardware, or a side or bottom that needs to be replaced. Check the track and make sure that nothing is obstructing the gliding of the drawer.

Tip #4
Paint or Paper?

Your best bet is to leave up the wallpaper unless it is outdated or has some tears or holes. In that case, pull it off, thoroughly clean the walls with light sandpaper and paint in a neutral color (off white or beige).

Tip #5
Make the Bathroom Shine

Nobody likes a dirty bathroom, so get out your scrub brush and go to work!

Tip #6
Water Drainage

Run the water in your shower and sink and flush the toilet. You can check your water pressure and drainage. You may need a clog stopper if the water does not go down smoothly.

Tip #7
Signs of Rest Infestation

Start in the basement and work your way up. Look for wood shavings, saw dust, pest parts or bodies, moisture in the walls, or bubbling at the bottom of the wall. For complete peaceece of mind, order a Wood Infestation Inspection Report from your local pest control service ($60).

Tip #8
Signs of Water Damage

Check the basement for heavy mildew and/or mildew odor, water erosion stains on the walls, floors and corners. If there is heavy dampness, it could be a sign of a potential problem.
